What is a purchase offer and how to write it correctly?

A real estate purchase offer is a document binding the buyer to the seller. It can be written or sent via email, but must contain certain information: the buyer's name, the property's address, the offered price, the validity period, the suspensive conditions, and the signature.

It is advisable to provide a limited period for the validity of the offer, generally 24 to 48 hours, to avoid being indefinitely bound.

Can we cancel a purchase offer once it has been accepted?

Once the seller accepts the offer, the buyer can no longer withdraw. The accepted purchase offer constitutes a sales agreement, unless suspensive conditions are included, such as obtaining a loan. If the bank refuses the loan despite the necessary steps, the sale may be canceled without penalty.

What happens if the buyer withdraws anyway?

If the buyer withdraws without valid justification after acceptance of their offer, the seller can demand compensation equivalent to approximately 10% of the price of the property. It is therefore crucial to think carefully before making a purchase offer and to include the appropriate suspensive conditions.
